Plastering in Exeter

Exeter sits right in the middle of our patch, so we are in the city and the suburbs most weeks.

Exeter's housing is a real spread, and the walls behind it are too. Georgian and Victorian terraces around St Leonards, Heavitree and Pennsylvania, where you are often onto lath and lime and the odd bit of cob. Post-war semis out towards Pinhoe and Whipton, usually sound but tired. New builds and extensions on the edges of the city, where it is plasterboard and a straight skim.

Same trowel, different job. We look at what the wall actually is before we quote.

How a room gets skimmed

Handy to know before you book anyone, ours or otherwise.

A wall that sucks too fast gives you a skim full of drag marks. Too slow and it sits there wet and goes patchy. Which is why the prep matters more than the plastering.

How to tell a good skim from a bad one

Most people only find out whether their plastering was any good once it is painted, which is too late. You can check it yourself before that. No trade knowledge needed.

If there is something you are not sure about on a wall we have done, say so before we pack up. Far easier to sort while we are still there with the gear out than a fortnight later.

What changes the price

Every room gets priced on what it actually needs. These are the things that move the number.

Skim or full re-plaster

Skimming over sound plaster is one price. Hacking off and starting again is another. What is behind the wallpaper decides it.

Ceilings

Overhead work is slower than walls. An artexed or sagging one slower still.

The prep

Wallpaper, old artex, blown patches and made-good holes all happen before any plaster goes on.

Empty or lived in

An empty room is quick. Working round furniture or a fitted kitchen is not.

Access

Ground floor rooms are straightforward. Stairwells, landings and lofts are not.

How much at once

Several rooms in one visit beats one at a time. Only one lot of setting up.

Send a photo on WhatsApp with a rough idea of the room size and we will price it properly. No call-out charge to come and look.

Have a look at the edges and angles rather than the flat middles. Anyone can get the middle of a wall flat. It is the corners, the reveals and the bit where a sloped ceiling runs into a wall that tell you what someone is like.

Had a leak?

Water-damaged and collapsed ceilings are what we get called about most urgently in Exeter, and they are their own thing. Water-damaged ceilings, or plaster repairs for cracks, holes and blown patches.

Exeter plastering questions

How long does it take to plaster a room?
Most rooms are a day for the skim. If there is wallpaper to strip, blown plaster coming off or boarding to go up first, add to that, and a big or awkward room can run into a second day. You will know which yours is when we quote, not once we have started.
How long before I can paint new plaster?
Around a week for a skim in normal conditions, longer in a cold or damp house and longer again on a full re-plaster. Wait for it to go a consistent pale colour all over, with no darker patches, then start with a watered-down mist coat rather than full-strength emulsion.
Do I need to move out while you plaster?
Almost never. We work a room at a time, sheet up and clear as we go. You will want to stay out of whichever room we are in that day, and a kitchen or the only bathroom is worth planning around, but nearly everyone stays put.
Do you work on Exeter's older terraces and period homes?
Yes, and a lot of Exeter is exactly that, especially around St Leonards, Heavitree and Pennsylvania. Those walls are often lath, lime or cob rather than modern plasterboard, and they want treating differently. Where a wall needs to breathe we will say so and use lime rather than seal it up with gypsum.
Can you re-skim a rental property between tenants?
Yes, we do a fair bit of it. Tired rooms re-skimmed quickly and cleanly so you can get the place back on the market. Give us the date you need it done by and we will work to it.
Do you do emergency plaster repairs in Exeter?
We prioritise urgent ones, water-damaged or collapsed ceilings after a leak especially. Send a photo on WhatsApp and we will tell you how soon we can get to you. No call-out charge to come and take a look.
